Pre-Construction Estimator

JOB DESCRIPTION

The Estimator will be working under the Chief estimator / Preconstruction manager and responsible for coordinating preconstruction services and preparing conceptual budgets and full cost estimates for public and private projects ranging in size from $200K to $50M.

RESPONSIBILITIES

  • Interface directly with clients, architects, engineers, as required
  • Perform preliminary site inspections
  • Read and interpret plans and specifications
  • Identify plan discrepancies and scheduling contingencies
  • Identify opportunities for value engineering
  • Define and develop scopes of work
  • Develop and maintain bid list and relationships with local subcontractors
  • Obtain bids from subcontractors
  • Negotiate with subcontractors and vendors
  • Assist with construction timelines and scheduling parameters
  • Prepare accurate and comprehensive conceptual budgets and job cost proposals, including GMP, lump sum and design-build bids
  • Prepare client bid packages

TECHNICAL SKILLS & KNOWLEDGE

  • Knowledge of current unit pricing
  • Proficient in quantity take-offs and square foot estimating
  • Professional verbal and written communication skills
  • Thorough understanding of current building construction systems, means and methods
  • Familiarity with current local building codes
  • Familiarity with construction safety requirements
  • Familiarity with construction contracts, construction law, and bonding and insurance requirements

EDUCATION

  • Bachelor’s degree in construction related field

EXPERIENCE

  • 5 years minimum preconstruction estimating

COMPUTER LITERACY

  • Strong skills in MS Office Word, Excel, Outlook
  • On-screen take-off experience (strongly preferred)
