Pre-Construction Estimator
JOB DESCRIPTION
The Estimator will be working under the Chief estimator / Preconstruction manager and responsible for coordinating preconstruction services and preparing conceptual budgets and full cost estimates for public and private projects ranging in size from $200K to $50M.
RESPONSIBILITIES
- Interface directly with clients, architects, engineers, as required
- Perform preliminary site inspections
- Read and interpret plans and specifications
- Identify plan discrepancies and scheduling contingencies
- Identify opportunities for value engineering
- Define and develop scopes of work
- Develop and maintain bid list and relationships with local subcontractors
- Obtain bids from subcontractors
- Negotiate with subcontractors and vendors
- Assist with construction timelines and scheduling parameters
- Prepare accurate and comprehensive conceptual budgets and job cost proposals, including GMP, lump sum and design-build bids
- Prepare client bid packages
TECHNICAL SKILLS & KNOWLEDGE
- Knowledge of current unit pricing
- Proficient in quantity take-offs and square foot estimating
- Professional verbal and written communication skills
- Thorough understanding of current building construction systems, means and methods
- Familiarity with current local building codes
- Familiarity with construction safety requirements
- Familiarity with construction contracts, construction law, and bonding and insurance requirements

EDUCATION
- Bachelor’s degree in construction related field
EXPERIENCE
- 5 years minimum preconstruction estimating
COMPUTER LITERACY
- Strong skills in MS Office Word, Excel, Outlook
- On-screen take-off experience (strongly preferred)
