Project Manager

JOB DESCRIPTION

As a Project Manager, you will be responsible for complete management of multiple projects in accordance with contract documents, beginning with turnover from estimating through close-out. Scheduling is a major part of the daily responsibilities for this position. Additionally, you will be accountable for quality, timeliness, profitability and safety of construction projects ranging in size from $200K to $120M.

Essential Skills/Responsibilities:

  • Create and maintain construction scheduling and critical paths.
  • Interface directly and maintain positive relationship with clients, design team and accounting department.
  • Perform initial site inspection and routine site visits.
  • Identify plan discrepancies and schedule contingencies.
  • Define and develop scopes of work.
  • Read and interpret plans and specifications.
  • Negotiate with subcontractors and vendors.
  • Review revision drawings.
  • Prepare and distribute RFIs, Notices to Comply and Issue Lists.
  • Perform subcontractor and owner reconciliations for project closeout.
  • Prepare all subcontractor change orders.
  • Prepare final construction budgets and general contracts with Owner.
  • Define and develop scopes of work.
  • Oversee site management team responsibilities.
  • Proficiency in quantity take-offs.

Requirements:

  • Bachelor’s degree.
  • Minimum of 7 years of project management experience in construction.
  • Federal, Transportation Security Administration (TSA) and Port Authority background check clearance required.
  • Superb ability to manage scheduling.
  • Excellent Primavera, MS Word, Excel and Outlook skills.
  • Microsoft Project and Prolog experience preferred, but not required.
  • Understand current building construction systems, means, and methods.
  • Familiarity with local building codes, construction safety requirements, construction law, bonding and insurance requirements.
  • PMP certification is a plus.

Work Environment:

You will work in an indoor and outdoor environment. Additionally, you will be required to stand for long periods of time, stoop, bend, and lift, push, pull and/or carry up to 75lbs.

  • Proficient in quantity take-offs

EDUCATION

  • Bachelor’s degree in construction related field (or Associates degree and 15 years experience)

EXPERIENCE

  • 5 years minimum Project Management

COMPUTER LITERACY

  • Strong skills in MS Office Word, Excel, Outlook, Project, Viewpoint or similar project management software.
